CONSTRUCTION SITE MANAGER
The Site Manager is responsible for constructing sites on-time, on-budget and to customer's specifications. He or She will budget, plan, direct and coordinate the construction of structures, buildings and related equipment. The ability to build and manage project teams; monitor and report on progress to the customer and internal management; and ensure quality control throughout the project are essential to this position.
Responsibilities
Manage project's quality, budget and timeline from initiation to closure.
Track and analyze project results. Identify variances, develop and analyze alternative corrective actions and update supervisor.
Involvement with determination if external contractors will be required to complete project.
Prepare RFPs (Request for Proposal), level bids and negotiate costs.
Physically assist in construction activities as availability and timelines dictate.
Clearly communicate expectations to team members and stakeholders.
Act as a mediator between stakeholders and team members.
Track and participate in reporting project milestones and status reports to client.
Monitor project for changes in requirements and process Change Orders through to invoicing.
Inspect and review projects to monitor compliance with building and safety codes, and other regulations and client requirements.
Lead, coach and motivate project team members on a proactive basis.
Ensure all project documents are archived as soon as practical.
Over time begin to participate in developing detailed scope, goals, deliverables, required resources, budget and timing.
Develop tools and best practices for project management and execution.
Preferred Knowledge and Experience
Building and Construction -- Knowledge of materials, methods, and the tools involved in the construction of commercial or industrial structures
Design -- Knowledge of technical plans, blueprints, specifications and drawings.
English Language -- Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar.
Safety and Security -- Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
Project Management -- Knowledge of business and management principles involved in planning, leadership techniques, production methods, coordination of people and resources, variance analysis and resource allocation.
Customer Service -- Knowledge of principles and processes for providing customer service. This includes customer needs assessment, meeting quality standards, and evaluation of customer satisfaction.
Mechanical and/or Electrical -- familiarity with electrical wiring
Preferred Qualifications
AS or BS in Architecture, Civil, Mechanical, Electrical Engineering or Construction Management or equivalent experience
At least 5 years of work experience in a construction lead or team supervisor role
Must have experience developing project budgets and schedules
Physical ability to assist in moving materials and construction activities including walking rough terrain
Must have experience using site plans and prints
Strong communication, leadership, problem solving and analytical skills
Familiarity with environmental certification or environmental engineering is a plus
Must be able to travel, work weekends and off hours as needed
